UDI Group SICAV a.s. was established in 2023 in order to expand cooperation with investors, who thus have additional opportunities to participate in the revenues of the UDI development group. The fund is registered on the list of funds maintained by the Czech National Bank.

UDI Group, which has its roots in the Czech Republic, has been active on the European property development market for 30 years. During this time we have built and developed more than 100 development projects, mainly apartments in regional cities in the Czech Republic, but also offices, logistics and shopping centres. Currently, our teams are preparing pre-project preparation or construction of assets worth CZK 63.5 billion.

Superior yield

Property values have been rising with inflation over the long term, dampening its negative effects on investors. Development has higher profitability than holding and renting, which increases returns. The projects in the fund are at different stages of the life cycle and their cash flow overlaps to ensure liquidity.

Investments in minority stakes

The Fund buys minority stakes in UDI Group projects. The Group is thus fully committed and has an economic interest in the successful completion of the projects. We thoroughly analyse and evaluate the returns and risks associated with each investment.

Target assets

Construction, operation, lease and sale of residential real estate in combination with commercial real estate - logistics and business centres, retail parks.

Geographical focus

UDI Group operates in 6 countries on two continents, in North and Latin America, the CEE region and Western Europe. The Subfund focuses on assets primarily in Europe, both in CEE and Western Europe.

Synergies

The combination of investments at different stages of the project life cycle acts as a stabilising element in ensuring the liquidity of the fund primarily focused on investments in the construction and sale of residential development projects.

Investment period

Medium to long term horizon with construction and delivery of projects within 3-5 years, with tax benefits.

Utilisation of capital

Direct investment in projects or equity interests in project companies, arranging financing, managing, leasing and selling real estate.
